What is a Level 2 Homebuyers Report?

A Level 2 Homebuyers Survey is often more suited to more modern, and purpose built properties that haven’t been altered.

A Level 2 Homebuyers Report is designed to give potential buyers or homeowners a clear overview of a property’s condition helping buyers make an informed purchase decision.

 

Owners of leasehold residential properties will often be liable for a contribution to the repair and maintenance of the entire building. It is therefore essential that the condition of the property and any repair and maintenance works are fully understood and programmed accordingly.

What our report includes?

The Level 2 Homebuyer Report will identify what we consider to be the most important issues within the property, ensuring that you are fully informed about its condition.

Through a detailed assessment, we apply condition ratings to various elements of the building, including the structure, services, and site. These ratings provide a clear indication of the severity of any defects, helping you understand whether they are minor concerns, serious issues that require immediate attention, or urgent problems that could impact the property’s safety or value.

After report advice

Following the issue of the survey report your surveyor is available to assist with any queries that you or legal adviser may have.

Our building surveys are highly detailed, and we always recommend the report is passed to our clients legal adviser, for their review and action. Quite often our clients legal advisers may require further advice from the surveyor, following legal enquires highlighted in our report, where we are more than happy to assist.

Our Process

STEP 1

One of our Partner's will fully discuss the survey requirements with the client, and issue a detailed quotation for acceptance.

STEP 2

A detailed survey is undertaken by a Chartered Surveyor, and a de-brief is provided to the client, following completion of the inspection.

STEP 3

The detailed report is prepared by the surveyor in the office, and issued to the client within a few working days.

STEP 4

Following the issue of the survey report your surveyor is available to provide any further assistance, as may be required to our clients and their legal advisers.
